Privacy policy
Effective October 8, 2026
TsTenant is a mobile app published by 3 Sigma Solutions. It connects a tenant with the tenant portal of their property manager, who keeps the tenancy's records in TSBooks. This policy says what information the app handles, where it goes, and how to have it deleted.
Who holds the information
The tenant's records (the lease, charges and payments, repair requests and their photos, and messages) belong to the property manager and are kept in the property manager's TSBooks, at the portal address the tenant signs in to. The app shows and changes those records only for the signed-in tenant, on their own leases. 3 Sigma Solutions does not receive or keep a copy of them through the app.
What the app handles
- Sign-in: the tenant's email address, and a sign-in token kept in the phone's secure storage (the iPhone Keychain or Android Keystore) until it expires or the tenant signs out.
- Contact details the tenant enters: a phone number and an emergency contact.
- Tenancy records: the lease, balance, charges, payments and statements.
- Repair requests and messages the tenant writes, with any photos the tenant chooses to attach.
- Payments: card and bank account numbers are entered into Stripe's own payment form and go straight to Stripe, the property manager's payment processor. Neither the app nor TSBooks sees or stores the full numbers; TSBooks keeps only a label such as "Visa ending 4242".
- Notifications: when the tenant allows notifications, a notification token for the phone, the phone's model name and the app version, so the property manager's TSBooks can send notifications to that phone.
Camera, photos and Face ID
The camera and the photo library are used only when the tenant chooses to add a photo to a repair request, and only the photos chosen are sent. Face ID, Touch ID or a fingerprint, when the tenant turns on the app lock, are checked by the phone itself; the app never receives biometric data.
Services that handle information
- The property manager's TSBooks, which keeps the records described above.
- Stripe, which processes payments for the property manager under Stripe's privacy policy.
- Expo, Apple and Google, which deliver notifications to the phone. A notification carries its title, a short text and a link to the screen it is about.
- The property manager's email, which sends sign-in codes and notices.
The app has no advertising, no analytics and no tracking, and no information is sold or shared for advertising.
Keeping and deleting
A tenant can delete their TsTenant account at any time; here is how. Deleting it ends the sign-in and removes the notification settings, the list of updates and the phone's notification token. The property manager keeps the records of the tenancy (the lease, charges, payments, requests and messages) as their own records and the law require.
Security
The app talks to TSBooks only over encrypted connections (HTTPS), keeps its sign-in in the phone's secure storage, and can be locked with Face ID, Touch ID, a fingerprint or the phone's passcode.
Children
TsTenant is for tenants who are adults and is not directed to children.
